Why should I use Property Brokers rather than another company? When you use a Property Broker of Minnesota agent, you're with us from start to finish. Unlike competitors, you will not be handed off to an assistant hired to perform the monotonous, “boring” details associated with buying or selling. To us, it’s these tedious details that make each house a home, and when not preformed properly they become a major road block to a successful closing. All the more reason to pay extra special attention! And that is just what you'll get. 2. What makes Property Brokers of Minnesota agents better than anyone else? We’re not saying we’re better, but we are as good and with our experience and education, we are determined to give you a positive result you won't forget. We have been involved in thousands of transactions representing all aspects of real estate, including new construction, pre-existing homes, land development, farm land, rental units, commercial property and 1031 tax exchanges. We'd be surprised to encounter a situation we have not come across already. And if that’s the case, we welcome a new experience and will be happy to admit it’s our first! 3. Why use an agent at all? It seems to be more popular than ever, the idea that anyone can buy or sell a home… and while this may be legally feasible, why? I wouldn't give myself a root canal just because I could. Your house is your home. Let a trained professional help you make a decision without letting your emotions overrule good judgment. 4. What can Property Brokers of Minnesota do for my listing that other agents can't? We’re not saying other agents are not as good or can't do the things we will do, however with our experience, we won't waste your time on marketing tools that don't work. Having taken several surveys over the past three years of the Southeastern Minnesota real estate community, we have found some interesting facts on the effectiveness of various mediums. How many open houses will you hold? Property Brokers of Minnesota encourages each agent to determine what is best for his/her client. When you sit down with a Property Brokers of Minnesota agent, please ask his/her policy on open houses because often in the world of real estate, open houses are used for various reasons. What may be right for one agent and his/her client, may not be right for another. One thing each agent here does agree on, however, is the use of online tours. Why limit holding an open house to one day a week, when your home can be toured 24 hours a day, seven days a week via the Internet!? According to the National Association of realtors 86% of home buyers are online looking for homes. 6. My schedule is so full, how can I find time to tour homes with you? Great question! In fact, that is the basis of our company! After meeting with you and discovering your wants and needs, we go to work. Trying to find the homes that meet your criteria on our time, not yours, we save you hours and hours of wasted time looking at homes that may contain some of your wants or needs. Our real estate computer programs, and our own two feet, are on the cutting edge of our local market. We can find the best home that matches your criteria. 7. Can I email you my criteria, and can you send me homes that match? Absolutely! Give us your information, wants and needs, and we will enter it in our database. Every time a property matches your criteria, we will email it to you. No questions asked, no phone calls made (unless you want us to, of course)! Then if you want to see it, call or email us to set up a showing. 8. Do I need to be pre qualified from a lender prior to looking at homes? No. As you get more interested to make a move, however, we require pre approval from a lender of your choice before we introduce an offer on a specific property. On our listings, we require that anyone bringing an offer to our sellers include a pre approval or commitment letter at time of presenting the Purchase Agreement or within 24 hours. We think that other realtors with listings should expect the same from us. If you don't have a lender of choice, we will gladly help you find one who suits your needs. 9. If I list my home with you, am I locked into a listing agreement? No, and this is where we are totally different than most companies. To us, relationship is the most important part. If we don't have a good relationship and can't get along, how are we going to best serve you? How are we going to negotiate a sale for you? Your needs come first, even if that means needing to work with someone else. We’re so confidant in our ability to do our best, we will leave a signed, undated Listing Cancellation in your possession for you to exercise if we aren't doing our job. |
